### Officer's Report

#### The Site

The site represents the holding of Meary Vooar Farm situated to the south of the Meary Veg Sewage Treatment Works. The site accommodates an existing farmhouse, small cottage, a range of modern and older farm buildings including a farm manager's unit and milking parlour.

#### Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as of an Area of High Landscape or Coastal Value and Scenic Significance. The farmhouse site also lies just within a zone where the height of new buildings may be of concern to Airport Safety along with a small pocket of Woodland.

#### Planning History

Of most relevant to this application is the permission which was granted to this applicant for the redevelopment of the existing farmhouse which was permitted under PA 05/1851. This proposed the demolition of the existing stone house and a complete replacement with a new and new style of dwelling.

#### The Proposal

Now proposed are alterations to the new dwelling permitted under PA 05/1851. The changes relate to the first floor windows which are to be elongated in accordance with the requirements of the Building Regulations. Also proposed is the installation of two pairs of French windows in the rear (south) elevation, replacing previously permitted windows.

### Assessment

The proposed changes actually improve the proportion and appearance of the property and certainly have no adverse impact.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
