#### The Application Site

The application site Long Meadow, Glen Road, Ballaugh a large two storey detached property, located on southwest of the Glen Road and south of Ballaugh Village.

#### Planning Policy

The application site is within an area recognised as being an area of 'woodland', under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, however is within an area zoned as High Landscape or Coastal Value and Scenic Significance.

The application proposes the construction of balcony and alterations to existing sun room.

We have received no privately written representations objecting to the application.

### Assessment / Recommendation

The proposals are very minor alterations to the property. Neither proposal would result in any adverse impacts to the detriment of the neighbouring properties or to the surrounding area. For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
