## Officer's Report

### The Site

The site represents the residential curtilage of an existing dwelling situated in the sough western part of Mount Murray. The property is a terraced house, set in the middle of a row of houses of varying types with a very staggered building line.

### Planning Status And Relevant Policies

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Proposed Tourist Accommodation in Parkland. The site has, however been developed such as to now accommodate a large number of private residences.

### Planning History

Planning permission was granted for the residential development under PA 92/0212 with a number of variations thereafter. No individual applications have been submitted in respect of this particular plot.

### The Proposal

Proposed now is the addition of a conservatory on the rear elevation. This will "square off" the footprint of the property and will be built with a solid wall on the side facing number 56 which is set

some way back from the rear of the application property. There is also a fence running along this boundary.

### Assessment

The conservatory is of attractive appearance and having the solid wall alongside the boundary, this will not adversely affect the amenities of those in the adjacent property.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the alterations and extensions shown in drawings reference 1268-01 and -02 both received on 26th January, 2007.
