THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a detached dwelling located on Scollag (Scholague) Road in Onchan. The proposed development comprises of the installation of pitched roof dormers, replacement windows and door alterations to the dwelling. PLANNING HISTORY There are no previous planning applications that are considered to be material to the assessment of this current planning application. REPRESENTATIONS Onchan District Commissioners recommend that the planning application be approved. PLANNING POLICY

Under the Onchan Local Plan the application site is located within a wider area of land that is designated as open space. As the application site contains an existing dwelling it is considered reasonable to view the property as a detached dwelling in the countryside.

## ASSESSMENT

The proposed development comprises of the installation of pitched roof dormers, replacement windows and door alterations to the dwelling. The extent and impact of the development is considered to be relatively modest and acceptable.

It is recommended that the planning application be approved.
