Site

The dwelling Ivydene, Clenagh Road, Sulby, is a two storey detached property which is located on western side of the Clenagh Road, and northwest of Sulby Village.

Land Use Zoning

The application site is within an area recognised as being an area of white land not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, or within an area zoned as high landscape value.

Proposal

The application proposes alterations and two storey extension to rear elevation to provide additional living accommodation. The proposal would have a rear projection of 4.5 metres, a width of 7.1 metres and a maximum height of (9.5 metres – chimney stack).

We have received no privately written representations objecting to the application.

Assessment / recommendation

The proposed extension has been designed in a traditional form, in keeping with the existing dwelling, with more modern twist to the rear elevation due to the large windows. I am of the opinion however the proposal will certainly improve the existing rear elevation and that of the property as a whole. Whilst the rear elevation of the extension which would have a modern design I consider it to be acceptable, and would not have an adverse visual impact upon the surrounding countryside.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval

C 2. This approval relates to the submitted documents and drawings 06 0127/1, 06 0127/2, 06 0127/3, 06 0127/4 and 06 0127/5 all received on 15th December 2006.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
