Notes: I continue to smart over the Decision regarding the over-large extension of the main building here but this should not colour our views on conserving this quite pretty little building down by the gate. The Society will support it providing some protection is written into the permission such as "all to be retained or conserved structure must be secured, stabilized, propped or supported in such a manner as to ensure against collapse and, that if any significant areas of the to be converted structure, do collapse, the Permission thereby becomes null and void and no further work will be authorized.

### Officer's Report

Planning approval was granted in 1999 for the conversion of a former outbuilding to form a dwelling at Ballig Farm, West Baldwin. In 2005, permission was granted for a large extension to that property,

and a further planning application was granted approval in 2006, for minor amendments to the elevations of that building.

Work has now commenced on that conversion and this application seeks approval for the conversion of the existing stone outbuilding to form an artist's studio. The building is substantially intact with a detached toilet block. This application seeks approval to convert the main, small building and link the toilet with a glazed extension. In addition to this glazed section, it is proposed to significantly glaze the end/side elevation. All bar one wall will be retained.

Given the apparent sound condition of the building, the proposal is considered to be acceptable, subject to the conditions suggested by the SPMCE.

The Department of Transport Highways Division advise of no objection subject to a condition that links the occupancy to the main dwelling.

The Department of Transport Highways division satisfy the requirements of Planning Circular 1/05.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to Drawing Number 06/11/06 submitted as part of this application and date stamped 28th December 2006.

C 3. This approval relates to the conversion of the existing stone building. No approval is hereby granted or implied for the re-building of the structure should it subsequently be found to be unstable or unsound. Any re-building works unless otherwise detailed in the application will require to be the subject of a further planning application.

C 4. The building hereby approved may be used as an art/craft studio in association with the main dwelling (Ardwhallin Barn) only.

C 5. The roof(s) must be finished in dark natural slate.

C 6. All existing stonework must be retained as such and must not be rendered, painted or similarly treated.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
