## Officer's Report

Planning approval is sought to construct a garden/oxygen store in the grounds of the proposed Hospice to be constructed at Ballamona, Braddan, together with a conservatory to extend from a proposed daycare lounge in the main building.

The storage building would be constructed with a pitched roof, rendered walls and timber fence enclosure stained green. The building would be sited within the grounds and is considered to be acceptable.

The proposed conservatory would measure some , with low level dwarf wall, constructed in facing brick to match the building. This would be located to the rear of the building and is considered to be acceptable.

The Commissioners recommend that the application be approved and the Disability Access Officer submits suggestions relating to the garden area and door/gate thresholds which will be considered as part of the Building regulation application.

It is considered that all parties, who submitted comments, with the exception of the following: Disability Access Officer accord with the requirements of Planning Circular 1/06 and are therefore afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing numbers SC 745/C/10-36 and 37, and SC745.PL.10-10 submitted as part of this application and date stamped 8th November 2006.

N 1.

PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

N 2.

There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

It should be noted that it is an offence under Manx legislation to permit the discharge of pollution or harmful matter to any public sewers or watercourses. Appropriate measures must be taken be the developer/occupier of the premises to ensure compliance with the legislation.
