## Officer's Report

### The Application Site

The dwelling St Benedicts, Glen Auldyn, Ramsey, is a two storey detached property which is located on the eastern side of Glen Auldyn Road and south of the Ramsey Golf Course.

### Planning Policy

The application site is within an area recognised as being an area of residential use, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area or within an area zoned as high landscape value.

## Proposal

The application proposes the operation of a reflexology / complimentary therapy treatment room within dwelling. The existing office/study will be turned into the proposed therapy room. The proposed therapy room would be used between 10am and 7pm and would have a maximum of 5 clients per day on a one on one basis. Off road parking provisions are provided by the existing driveway.

We have received no privately written representations objecting to the application.

## Assessment / Recommendation

The issue is to ensure the proposal will not cause any adverse impacts to the neighbouring properties, which include increased traffic movements to and from the site due to clients of the therapy room, and therefore could lead to an increase in noise and disturbance. However I do not consider that the proposal would cause any adverse impacts, due to the limited amount of visitors (5 per day) and the practice being run on a one on one basis which therefore limits the usage of the site at any one time.

Regarding parking provisions, the existing driveway would be able to accommodate parking spaces for visitors one at a time.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents and drawings 01929/1, 01929/2, 01929/3 and 01929/4 all received on 8th November 2006.

C 3. The room may be used as a therapy room between the hours of 10am and 7pm.

C 4. No advertisement matter of any description shall be exhibited on these premises without the PRIOR written permission of the Planning Authority (advertisement consent application).

C 5. This approval relates to the use of one room in the property as a therapy room, as indicated in the submitted plan, date stamped 8th November 2006. The rest of the property must remain as private residential accommodation.

N 1. The Applicant is recommended to consult with Fire Safety Department.
