**Site**

The dwelling The Cronk, Smeale Road, Andreas is a large two storey detached dwelling, located on the eastern side of Smeale Road and north of Andreas Village.

**Land Use Zoning**

The application site is within an area recognised as being an area of ‘white land’ not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, or within an area zoned as high landscape value.

**Planning History**

Extension to create breakfast room, The Cronk, Cronk Farm, Andreas (93/01603/B) – approved.

**Proposal**

The application proposes extensions to dwelling to form sun lounge, utility, link and gymnasium.

We have received no privately written representations objecting to the application.

**Assessment / recommendation**

Due to the distance from Smeale Road and due to the topography of the land surrounding the site, the dwelling is not located in a prominent location which can be readily be seen from the surrounding highways. Due to this and to the design of proposal which are of a traditional design in keeping with the existing property I consider the proposals to be appropriate in these locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
