In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

which was considered on 23 April 2007, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the conversion of existing dwelling to form offices at ground and first floor with owners apartment as shown in drawing numbers P-01 Rev A, P-02 Rev A and P-03 date stamped 23rd November 2006, P04 Rev B and P05 Rev B date stamped 16th March 2007, Planning Statement from McGarrigle + Jackson dated 22nd November 2006.

3. The flat hereby permitted shall be occupied only by the owner, manager or bona fide employee and the dependants of such persons as aforesaid.

NOTE The flat(s) will fall within the scope of the Fire Precautions (Flats) Regulations 1996, the applicant is required to consult with the Flats Inspection Team at the Fire Safety Department.

NOTE For a change in the water supply to premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Michael Karren), telephone 695957.

NOTE For connections to Flats and Apartments the following apply - "Water Supply to Flats and Apartments - Regulations", and if applicable a "Form Of Undertaking In Respect Of Supply Pipes" will be required. Copies of these documents can be obtained from the Isle of Man Water Authority or alternatively by contacting the Isle of Man Water Authority Byelaws Inspector (Les Quayle on telephone 695957).

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

- Any appeal has been determined;

Whichever is the later.
