Site

The dwelling Ballakilley Cottage, Bride, is a two storey detached property which is located on the western side of the Main Road, and south of the St Bridgets Church.

Land Use Zoning / Policy

The application site is within an area recognised as being an area of predominately residential use, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, however is within an area zoned as high landscape value or costal value and scenic significance.

Proposal

The application proposes the alterations and first floor extension over garage to provide additional living accommodation.

We have received no privately written representations objecting to the application.

### Assessment / Recommendation

Whilst the proposal would result in a two storey structure directly adjacent to the highway and forward of the existing front elevation of the main dwelling, I do not consider the proposal would have a significant impact upon the area, due to a number of properties (including Ballakilley Cottage) which are two storeys near or on the highway.

The design of the proposed extension and alterations to the single storey garage would be in keeping with the existing main dwelling house and would therefore not have an adverse visual impact upon the dwelling.

For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

- Bride Parish Commissioners
- Department of Transport Highways Division

I consider that the following parties that made representations to the planning application do not meet the criteria of Government Circular 1/06 and should not be afforded interested party status:-

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents and drawing 232-01 all received on 23rd November 2006.

C 3. The extension hereby permitted shall only be used as residential accommodation ancillary to Ballakilley Cottage.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
