### Officer's Report

#### The Site

The site represents the curtilage of a substantial property which lies between Tower Road and the road to the north which runs almost parallel and ends at Headland House. This house is accessed via the higher road running to the north of the property.

#### Planning Status

The site lies within an area of Residential use on the Port Erin Local Plan which was approved by Tynwald in 1990.

#### Planning History

Planning permission has been sought and granted for the following development on this site: PA 06/0745 - alterations and erection of extensions to provide additional living accommodation.

#### The Proposal

Proposed here is an amendment to the previously approved scheme in that there is to be a dormer in place of roof lights in the elevation facing the upper road, a new balcony running across most of the rear elevation, two new rooflights in the rear roof, a new door and window in place of an approved

window in the side of the rear elevation, omission of a side door in the eastern elevation and a new nautical feature added to the conservatory on the rear elevation.

### Assessment

The proposed alterations do not adversely affect the appearance of the property nor its impact on adjacent property or those using either road. The property is a large one which already has an impact on the landscape. Those alterations already approved will add new features to and change the appearance of the property but those alterations now proposed do not detract from that.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the alterations and extensions to the existing dwelling, as shown in drawings reference PA 1A, PA 2A, PA 3A, PA 4A, S1, S2 and S4 all received on 30th November, 2006.
