THE APPLICATION SITE AND PROPOSED DEVELOPMENT The site comprises the curtilage of a detached dwelling on Cronk y Berry Drive. Adjoining land to the rear has been "blue-lined". The site is within an area zoned for Predominantly Residential use on the Douglas Local Plan.

The application proposes

a) the erection of a conservatory at the rear of the dwelling; b) extension of the curtilage to include the blue-lined land; and the erection of boundary fencing around part of the blue-lined land.

### Planning History

Regard should be had to the following previous application:-

02/812: a) change of use of land to garden, and b) erection of shed, land to the rear of 2 Cronk y Berry Drive.

The area to which a) related was not precisely the same as that now identified with a blue line.

### Representations

There have been written representations from the Highway Authority, the Local Authority, and the MEA, none of whom has any objection.

### Assessment

The conservatory is of unexceptional size and design, and is sited such as not to have an unreasonable impact on neighbours.

The essence of the garden extension has been previously approved, and appears to be a way of tidying up and managing land left over by the original developer of the estate.

The fencing would be 1.5m high and of acceptable form.
