#### The Application Site

The site Thal'Loo Glass, Nassau Road, Dogmills, Ramsey, is a single storey detached bungalow which is located on the northern side of Nassau road.

#### Planning Policy

The application site is within an area recognised as being an area of white land not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, and not within an area zoned has high landscape value.

#### Proposal

The application proposes alterations, extension of pitched roof over flat roof of garage / kitchen and conversion of garage to provide utility / playroom.

We have received no privately written representations objecting to the application.

## Assessment / Recommendation

The proposal will improve the appearance of the existing dwelling a will benefit the visual appearance of the surrounding area. The conversion of the existing garage would also be acceptable due to the adequate amount of off street parking provisions.

For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
