In pursuance of their powers under the above Acts and Order the PLANNING COMMITTEE of the Isle of Man Local Government Board does hereby APPROVE the application made by you on behalf of

Erection of dwelling with double garage, Part of Field No. 2676, Cecil Roi Farm, Baldrine, Lonan

which was considered at a meeting held on the 27th September, 1925 subject to the compliance with the conditions or modifications specified on the attached schedule.

EXTRACT FROM THE ISLE OF MAN PLANNING SCHEME
(DEVELOPMENT PLAN) ORDER 1982

Effect of initial decisions

10. (1) An initial decision shall not have effect until the time for applying for a review of the decision has expired and, if such an application is duly made, until the review thereof, and any subsequent appeal in respect thereof, has been finally disposed of or until the relevant times for appeal have expired or the relevant appeal has been duly withdrawn.

SCHEDULE OF CONDITIONS Application No. 43/0944

1. The building(s) shall not be used for any other purpose than that indicated on the plan or in the application without the consent of the Committee.

2. The development shall be completed within the period of **TWELVE** (12) months from the date of this approval **WHICH SHALL CEASE TO HAVE EFFECT IN DEFAULT OF COMPLIANCE WITH THIS CONDITION** except in respect of any development completed within that period.

3. Subject to the last foregoing condition the development having been commenced shall be carried on to completion in a workmanlike and expeditious manner to the satisfaction of the Planning Committee and if not so completed within the said period of **TWELVE** months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the Committee in respect of the uncompleted development.

4. The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employment in agriculture in the Island and including also the dependents of such persons as aforesaid and such tenancy must be subject at all times to enquiry and approval by the Committee.

5. All services including electricity and telephone must be laid underground to the satisfaction of the Committee and arrangements for the supply of such services acceptable to the Committee must be made PRIOR to the commencement of any building works.

6. The size, design and position of the septic tank and its somkaway shall be to the satisfaction of the Byelaw Officer.

7. The roof must be dark slate or slate-like material to the satisfaction of the Planning Committee.

8. The south and east elevations of the proposed dwelling must be of natural stonework and amended plans showing same must be submitted to and approved by the Planning Committee PRIOR to the commencement of any building works.

9. The exterior stonework must be a traditional random rubble wall to the satisfaction of the Committee. NOTE: Split stone on a backing of render is not acceptable as a finish.
