#### The Application Site And Proposed Development

The application site comprises the curtilage of a property located in the Ballaragh area of Lonan.

The proposed development comprises of the extension of an existing implement shed that is located within the application site.

#### Planning History

The building that is proposed to be extended by this planning application was permitted by the approval of previous planning application 01/00550/B.

#### Representations

Lonan Parish Commissioners recommend that the planning application be approved.

#### Planning Policy

Under the Laxey and Lonan Area Plan Order 2005 the application site is located within wider areas of land that are designated as a) open space; and b) high landscape value and scenic significance.

Policy L/OSNC/PR/1 states:
"There will be a general presumption against development in areas designated as open space or open space for particular purposes."

Policy L/OSNC/PR/7 states:
"Permission for the erection of new buildings related to agriculture will only be granted where the Department is persuaded that the building is essential for agricultural purposes and that they comply with the Department's policy guidance on such matters."

## Assessment

The proposed development represents a relatively modest extension of an existing building that is located within the application site. The effect of the proposal on visual amenity is consequently quite limited and therefore considered acceptable.

It is recommended that the planning application be approved.

## Party Status

It is considered that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.

C 2. This approval relates to drawing no.s 01/151/1(a), 01/151/2(a) and 01/151/3 date stamped the 17th October 2006.

C 3. The building may be used only for agricultural purposes or for the stabling of horses or the storage of horse-related equipment.
