### Officer's Report

The proposed extension is an infill between the existing kitchen outrigger and the neighbour's outrigger. The extension does not project beyond the neighbour's outrigger. I consider the proposal will not impact on the occupiers of the neighbouring property of No.11 Murrays Road. The other alteration to the property are relative minor and do not adversely affect the visual amenities of the street scene as they are to the rear of the property.

The DoT do not oppose the subject to the imposition of the following condition: The vehicular access to the rear shall not be closed off such that it may be used as an off-street parking space in the absence of the garage. The applicant has confirmed that his intention is to knock down the garage and install a gate in the old garage position to give car parking access into the garden. No details of the gate have been submitted. I therefore recommend that details of the gate be provided to ensure that they are acceptable.

I therefore recommend that planning permission be granted subject to conditions.

## PARTY STATUS

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

Whilst IoM Fire and Rescue Service represents a statutory authority, the points raised in correspondence relate to Building Control matters and not planning and as such should not be afforded party status in this instance.

## **C 1.**

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

## **C 2.**

This permission relates to alteration and erection of a rear extension as shown in drawing numbers 01831/1, 01831/2, 02, 03, 04, 05, 06 and 07 date stamped 24th October 2006 and email from Mr G Oakes dated 15th January 2007

## **C 3.**

No facing and roofing materials shall be used other than materials similar to those used on the existing building.

## **C 4.**

Prior to the commencement of work, details of the gate along with a site plan showing the area needed to open the gates shall be submitted to and approved in writing by the planning authority. Thereafter the gates shall be installed in accordance with the approved details.

## **N 1.**

The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
