Dear Sirs,

Re: Application 06/01612/B. Amendments to approved alterations and extensions to dwelling (PA05/92313B), 115 King Edward Road, Onchan

We refer to the above application as listed in the Isle of Man Courier on 28th September and wish to register our objections. Our property (59 Howe Road) lies approximately 100m to the rear on the north side of Howe Road.

We have inspected the proposed plans, at Onchan Commissioners offices, and find that the proposed amendments (the addition of a third floor bedroom suite), combined with previous approved additions to the original scheme (i.e. the addition of separate double garage with accommodation above), materially changes the plan from that which was originally approved. Our objections are detailed as follows:

1. The addition of a third floor bedroom suite would severely and adversely affect our view across Douglas bay. The wonderful view we enjoy was the main influencing factor in our decision to buy our house six years ago and its loss would undoubtedly affect its appeal if ever we should wish to sell. The house to which the plans refer is of an art-deco design having two storeys with a flat roof and stairs leading to a small observatory room on the third floor. This feature was retained on the original approved plan but the new plan is seeking to enlarge this observatory area into a far larger structure incorporating bedrooms.

2. All the extra accommodation added to the original house, both in the approved plans to date and the proposed plan would inevitably lead to increased vehicular activity to and from the property Access is via a small, unadopted service road that adjoins Howe Road immediately after crossing the electric railway line from King Edward road. The road is too small and unsuitable for the extra traffic the development would cause. The position of the road's entrance, immediately adjacent to the railway line already causes potential hazards when vehicles turning off King Edward road onto Howe Road have then insufficient distance to indicate that they wish to turn onto this service road. This frequently leaves any following cars straddling the railway line.
