Planning approval is sought to realign an existing Manx hedge at Stuggadhoo crossroads, Braaid, to improve visibility and in addition, remove concrete rubble from the adjacent field.

The forward visibility to St Marks is impaired at this junction and the realignment of the hedge, which would be re-built some 7.5m further into the field and a grass verge created, would allow for an improvement in the sight lines at this junction. The removal of concrete rubble as part of the project would also improve the appearance of this area.

It is considered that all parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 29th September 2006.

C 3. The sod hedge must be constructed in accordance with Planning Circular 1/92 - Manx Hedges.

C 4. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the hedge re-alignment. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
