#### The Application Site And Planning Application

The application site comprises of a property that is located on Main Road, Onchan. The property is currently a ladies fashion shop at ground floor level.

The planning application seeks approval to allow the use of a first floor apartment within the property as additional storage/stock rooms over the existing shop.

#### Planning History

There are no previous planning applications that are considered material to the assessment of this current planning application.

#### Representations

The Isle of Man Fire and Rescue Service recommend that the applicant discuss the provision of appropriate fire precaution measures.

#### Planning Policy

Under the Isle of Man Planning Scheme (Onchan Local Plan) Order 2000 the application site is within an area recognised as being mixed use for residential/office/retail.

### Assessment

The planning application seeks approval for the additional use of existing residential accommodation within the property as part of retail use also contained within the property.

The potential for adverse impact arising from this use is considered to be suitably limited and approval would benefit the retail use of the property, and therefore the vitality of retailing in Onchan. Accordingly, the proposal is considered to be acceptable and it is recommended that the planning application be approved.

I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
