## Conservation Officer'S Supplementary Report:

I have considered the content of the application with particular consideration to Policy CA/2 Special Planning Considerations as set out within Planning Policy Statement 1/01 and Planning Circular 1/98 The Alteration and Replacement of Windows.

The application proposes the replacement of the existing painted timber sliding sash windows with Oak effect, PVC in a sliding sash format. The existing windows are particularly fine in section and execution, something rarely found in PVC replacement units. The application contains no information as to the condition of the existing windows and a justification for their replacement.

Of interest is that a number of the windows to be replaced to the Ground, First Floor and Second Floor have stained glass elements to the top third of the window, elements that will be lost with replacement of the windows.

In addition, the application appears to be for PVC windows glazed in a Georgian glazing pattern rather than that existing. This would be out of character with the existing and that of its neighbouring properties.

Loss of this level of detail is considered detrimental to the character of the Conservation Area. I therefore recommend that the application be refused.
