The property until approximately 6 months ago was a private residence. The present proposal is to convert the property into offices on the ground and first floors and an owners apartment on the 2nd floor.

The property is in a poor state, mainly due to the lack of ongoing maintenance, with water ingress over a period of years resulting in serious outbreaks of wet and dry rot. It is intended to bring the property up to a good standard of repair, complying in all respects with the Fire Officer's requirements.

The change of use affords the opportunity to address car parking which up to now has been restricted to the street. It is intended to demolish the rear yard wall, together with part of the existing outlet, which is in a particularly poor state of repair, to provide three comfortable car parking spaces in addition to the normal residents space on the street.

The use of the building as stated will be for a 2/3 man accountants office with the apartment at 2nd floor level for use by the owner, in addition to providing normal office facilities.

Meetings have been held with Mr B Sinden, Planning officer, and Station Officer Cowley, Fire Prevention, and their comments incorporated.

It is not intended to alter the windows, which have been replaced in the not too distant past.
