SECTION 16 - Continuation sheet

The existing property is currently residential with part of the ground floor being used for commercial purposes as a printing business. Prior to the current business the property was formerly Fred Osborne Printers, a Post Office and a Café. The attached archive photographs illustrate the former use.

The external appearance, including the shop front and windows, will remain as existing. A separate application will be made at a later date for any proposed external advertising signs.

There is no facility for parking on the site, and the current owners need for 2 parking spaces is met by the nearby public car park. The proposed B&B accommodation will generate a need for parking for the proprietor and a maximum of 4 guest cars. This is an increase of 3 vehicles over the current situation and can easily be accommodated by the local parking facilities. The Tea Rooms will rely on passing trade from visitors already visiting and parked in the area.

Laxey Post Office was run for a long time by the Kelly family and was one of several shops in the old village before the war. The cafe next to the post office later became Fred Osborne Printers.
