### Officer's Report

#### Site

The dwelling 81 Greenlands Avenue, Ramsey, is a two storey detached property which are located on the eastern side of Greenlands Avenue on a corner plot.

The boundary treatment along the south and west boundaries comprise of a 1.5 metre high timber fence and a 1.8 metre high timber fence. The boundary shared with the neighbouring property 83 Greenlands View consists of a 1.2 metre high timber fence but also (see photograph) the neighbouring property has a detached garage to the rear which runs adjacent to the boundary which has a height of 2.1 metres (approximately).

#### Land Use Zoning

The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.

#### Proposal

The application proposes the erection of a conservatory to rear elevation. The conservatory would have a rear projection of 3.1 metres from the rear elevation of the dwelling, a width of 6.2 metres and a maximum height of 3.1 metres.

## Representations

The Ramsey Commissioners have considered the application and have no objection. Highways Division do not oppose We have received no privately written representations objecting to the application.

## Assessment / recommendation

The proposed conservatory will not cause any adverse impacts to the detriment of residential amenity to the neighbouring properties due to its size, location and boundary treatment.

For the reasons above the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
