### Officer's Report

Planning approval is sought to extend an existing office at Isle of Man Business Park, (adjacent to Manx Telecom depot and Red Cross Head Quarters) Cooil Road Braddan.

The building is in use as a business continuity and disaster recovery facility, secure web hosting and associated office facility and as such, the building lies empty for significant periods.

This application seeks approval to extend the building by the construction of a two storey extension, constructed with a pitched roof and in materials to match the existing building. The extension would be constructed over an existing landscape area and would not result in the loss of car parking.

The Department of Transport Highways Division have objected to the proposal on the grounds of insufficient parking. Whilst the building in its present use lies empty for considerable periods of time, there are times when the building is used and subsequent and future occupiers would require car parking. Parking on site current accommodates up to 60No. parking spaces, which are considered to be sufficient for the size of the building.

The proposal is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to Drawing Numbers: 04; 2139 01A; 02A and 03A, submitted as part of this application and date stamped 31st July 2006.

C 3. The external finishes of the extension must match those of the existing building in all respects.

N 4. The applicant is advised to consult with the M.E.A. to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.

N 5. The applicant/developer is recommended to consider the provision of access which is suitable for wheelchair users.

N 6. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
