# Officer Planning Report Recommendation

## Planning Report And Recommendations [Table omitted in markdown export] [Table omitted in markdown export] [Table omitted in markdown export] ### Considerations ### Written Representations ### Consultations

### Officer's Report

THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a detached dwelling that is located on Main Road in Kirk Michael. The proposed development comprises of the extension of an existing storm porch on the front of the dwelling. PLANNING HISTORY

Whilst the application site has been the subject of previous planning applications I do not consider any of these to be specifically material to the assessment of the current planning application.

REPRESENTATIONS Michael Parish Commissioners have no objection to the planning application. The Department of Transport Drainage Division have no objection to the planning application. The Manx Electricity Authority request that an informative note be attached to any approval decision notice. PLANNING POLICY

The application site is within an area recognised as being within predominantly residential use under the Kirk Michael Local Plan. There are no policies within the accompanying written statement that I consider relevant to the assessment of the planning application.

## Assessment

I consider the overall level of development contained within the proposal to be very modest, domestic in scale and in keeping with the character of the dwelling. As such I consider the proposed development to be unobjectionable.

I recommend that the planning application be approved.

## Party Status

I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
