In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

which was considered on 31 July 2006, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of a replacement dwelling with septic tank as shown in drawing number 27.1.06, Site and Location plans and Planning Statement date stamped 12th June 2006.

3. The existing roof slates should be salvaged and, insofar as proves practical, re-used on the replacement building. The remaining parts of the roof(s) must be finished in dark natural slate.

4. Any landscaping including garden walls and footpaths indicated on the approved drawing shall be completed in all respects, with the exception of tree and shrub

planting, within three months of the first occupation of the dwelling and the trees and shrubs shall be planted in the planting and seeding season following that first occupation. Any tree or shrub which within a period of five years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.

5. No existing tree or shrub indicated on the approved plans shall be cut down, grubbed out, topped, lopped or uprooted without the written consent of the planning authority. Any such tree or shrub removed without such consent or which dies, becomes seriously damaged or diseased within a period of 5 years from the completion of the development shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.

6. The front elevation of the main dwelling and the front porch must be clad in traditionally laid stone prior to completion.

Note: Split stone on a backing render is not acceptable as an external finish

NOTE There are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
