### The Town And Country Planning (Development Procedure) Order 2005

In pursuance of his powers under the above Acts and Order the **MINISTER** for Local Government and the Environment, following report by the appointed person, does hereby **APPROVE** the application by Mr & Mrs S P Jopson – Replace a shop and store with a single dwelling at 2A Victoria Place, Douglas, IM2 4EU, subject to compliance with the following conditions:-

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the submitted documents and drawings J/1/06, J/2/06 and J/3/06 all received on 25th May 2006.

3. The roof(s) must be finished in dark natural slate.

4. The proposed dwelling shall be set back 1.35m from the lane to afford pedestrian visibility.

5. Prior to the commencement of any building operations, a detailed scheme must be submitted to and agreed by the Planning Authority. Such scheme, relating to the area covered by the forecourt/front boundary, should detail brickwork paving and also include the provision of a dwarf wall/fence along the front boundary of the site.

6. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005, no development, except that expressly authorised by this approval, may be undertaken without prior planning approval from the Department.

**NOTE** The Chief Fire Officer recommends the installation of mains wired Interconnected domestic smoke detection.
