## Officer's Report

### The Site

The site represents the curtilage of a detached residential property which lies to the south west of Four Roads roundabout on the western side of the road. The site accommodates the dwelling together with a small front garden and rear/side garden/yard with parking which is accessed from the car park immediately to the south.

### Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Residential.

### Planning History

There have been no planning applications submitted in respect of this site.

### The Proposal

Proposed is the replacement of the existing single-glazed timber framed sliding sash windows with plastic framed top hung casements and the replacement of existing timber solid doors with plastic solid panelled doors with two vertical lights glazed with decorative glass.

### Assessment

A number of other properties in this streetscene have plastic framed casements (PAs 97/0710, 00/1106 and 01/1538 for "Myrtle Bank", "Shenvalla" and "Bankfield" respectively to name but three).

Planning Circular 1/98 suggests that whatever the method of opening, replacement windows in properties such as these should replicate the glazing pattern, which this proposal will achieve. The Department's preference is for replacement with the same form of opening. However, given the replacement of windows in other properties in the vicinity with similar windows, I would suggest that the proposal is acceptable.

### Party Status

Port St. Mary Commissioners are statutory authorities and as such should be afforded party status in this instance.
