This application is a re-submission of a scheme previously approved back in May 2000. The applicants have not implemented the scheme and now wish to gain permission again but with an additional extension to the rear of the property.

The proposed flat roof rear dormer will be partial visible from the street scene. However the neighbouring property of No. 45 Barrule Park has a full width flat roof dormer on the front elevation of the dwelling. The proposed dormer is small scale compared to the neighbour’s dormer window. On balance I do not consider the proposed dormer will adversely affect the visual amenities of the street scene.

The proposed single storey extension will not be visible from the public highway and will not impact the visual amenities of the locality.

The installation of the roof light and the window on the site elevation are minor alterations which will not adversely affect the visual amenities of the locality.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the alterations and extension to provide additional living accommodation as shown in drawing numbers 2200/1 Rev B and 2200/2 Rev A date stamped 3rd April 2006.

C 3. No facing materials shall be used other than materials similar to those used on the existing building.

I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
