In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the submitted documents and drawings 05/57/01 and 05/57/02 all received on 3rd April 2006.

3. IOM Water Authority - For single connections to a water main (i.e. a single dwelling) the applicant should contact IoMWA Customer Services, tel. 69 59 49

4. Two off street parking spaces are to be provided to serve the needs of the development.

5. Obscure glazing (Grade 5) shall be installed in the South elevation of the first floor en-suite window and shall be kept and maintained thereafter.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE Permission must be obtained from the owner of the adjacent property before any connection is made into the existing foul tail drain serving Melrose House. The applicant must satisfy the Building Control Inspector that the existing foul drain it is intended to connect into is of a sufficient diameter, adequate gradient and in good condition before any connection is made.

It is a legal requirement under the Sewerage Act 1999 that the Department (as Drainage authority) be advised, in advance, of the date of the connection of this dwelling to the foul system.

(A Communication Fee will be payable to the Department of Transport in respect of this drainage connection).

The section of domestic foul drain from the new dwelling through Melrose House to the public sewer within the main road will remain private at all times with the responsibility for future maintenance falling to the owners or its agents and their successors in title.

There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures must be taken by the developer/occupier of the premises to ensure compliance with the legislation.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

Whichever is the later.
