### Officer's Report

The site The site represents the curtilage of an existing dwelling situated on the eastern side of the Main Road through Ballabeg. The property is a detached dwelling with detached garage.

Planning Status and relevant policies The site lies within an area of Predominantly Residential use on the Arbory and East Rushen Local Plan adopted by Tynwald in 1999.

Planning history

PA 85/0281 - two storey extension to form additional living accommodation - permitted.

The proposal

Proposed here is the demolition of an existing rear annex and its replacement with a new rear extension. The existing property is principally a traditional Manx cottage with an odd modern annex which is higher than the main cottage, on the right hand side of the front elevation. The extension is still single storey and slightly wider than the existing.

Representations Department of Transport Drainage Division raise no objection subject to the inclusion of a condition regarding surface water drainage. Arbory Parish Commissioners indicate that they have no comments.

Fire Prevention Officer request that the applicant discuss the proposal with them regarding the means of escape from the first floor bedroom which may be unsafe.

## Assessment

Whilst larger than the existing annex, the proposed extension is still modest and is sympathetic to the appearance and style of the main dwelling and has no adverse impact either on the existing property or the amenities of its neighbours.

Party status

Arbory Parish Commissioners and Fire Prevention Officer are or represent statutory authorities and as such should be afforded party status in this case.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the alterations and extensions shown in drawings reference 0603/01, -02, and -03 all received on 3rd April, 2006.

C 3. There must be no discharge of surface water to the main foul sewer.

The applicant is recommended to consult the Fire Prevention Officer regarding the means of escape from the first floor.
