### Officer's Report

#### The Site

The application site forms the dwelling known as Dalton, Peveril Avenue, Peel. The dwelling is a semi-detached single storey property, standard construction with pitched tile roof. There is an existing garage on site with pitched roof, constructed directly adjacent to the house.

#### Planning Status

The site is located within an area zoned as Existing Residential in the Peel Local Plan (Circular 6/89).

#### Planning History

There is currently with the Department a further application for planning permission (PA 06/00592 refers) which seeks approval for a single storey extension to the property.

#### The Proposal

Approval is sought to relocate the existing garage within the site to facilitate the proposed extension.

## Assessment

The site is limited in the amount of outdoor amenity space available, and the construction of the garage in the position proposed would further reduce this area (given the proposal to extend the property). In addition, given the position of the access into the site which it is not proposed to relocate, I do not consider it possible to manoeuvre a car into the relocated garage. However, setting these points aside, there would still exist within the site provision to park a car clear of the highway. Furthermore, whilst the amount of outdoor amenity space would be reduced, there would still remain a small area for the private enjoyment of the occupier. I therefore consider the proposal, on balance to be acceptable.
