In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

**Proposal:** Erection of an extension to provide tourist accommodation at: Ballathona Farm, The Lhen, Andreas, Isle Of Man, IM7 3EH

which was considered on 8 September 2006, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of a extension for tourist accommodation as shown in drawing numbers 259/1/1, 259/1/2 and 259/1/3 date stamped 11th April 2006.

3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.

4. The occupation of the accommodation hereby approved shall be limited to tourists by way of short term holiday lettings subject to the provisions of conditions 5 and 6 herein.

5. No individual holiday letting shall exceed a length of 28 consecutive days between the period commencing on the 1st April and ending on the 31st September in each calendar year. (“the holiday let period”).

6. Between the period commencing on the 1st October in each calendar year and the 31st March next following (“the non-holiday let period”) individual lettings (which may include short term lettings to other than tourists) may exceed 28 consecutive days in length provided that all such lettings must terminate on or before the 31st of March in each calendar year.

NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer’s report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

- Any appeal has been determined;

Whichever is the later.
