#### Site

The property HSBC House, Ridgeway Street, is a large 5 storey attached property which is located on a prominent corner plot on the western side of Ridgeway Street, located south of Nelson Street and west of Victoria Street. The property has been zoned under the Douglas Local Plan Order as being within a predominantly office use; the property is not within a Conservation Area, but is proposed to be placed within Athol Street Conservation Area.

#### Planning History

The property has benefited from a previous Planning Approval for erection of advertising signage (97/01326/D) and erection of signage (06/00401/D)

## Proposal

The application proposes the alterations, installation of two ATM's and replacing some masonry sections with panel glazing.

The existing arched windows / masonry would be removed and replaced with frameless glazing, which will form a more square appearance compared to the original arched appearance.

The application also proposes to install two A.T.M machines, one through the masonry panel and one within the new glazing.

## Representations

The Douglas Corporation has considered the application and has no objection to the proposal.

The Department of Transport highways Division have no objection.

The Disability Access Office has made the following comments:-

- The area surrounding the ATM should have an illumination of at least 200 lux at floor level.
- A knee recess at least 500mm deep and 700 mm high should be provided for all ATM's.
- The controls of an ATM should be provided between 750 and 1000mm.

We have received no privately written representations objecting to the application.

## Assessment / recommendations

The proposed glazing would seem to make little or no adverse visual impact to the property or to the street scene. The more square appearance would possible seem more suitable due to the majority of the upper floor windows having a more square appearance. Similar situation has occurred at the side elevation (east) of the Government Offices on Buck roads which have incorporated square glazing (see photographs) which I believe looks rather in keeping.

For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
