The properties in question are 12, 13, 14, 15, 16 and 17 Cronkbourne Village, Tromode, Braddan all registered buildings (RB 92).

### Proposal

The application proposes the replacement of existing front timber doors with matching pattern aluminium doors.

### Representations

Isle of Man Victorian Society register their objections to the use of the modern material, preferring instead that they should be in original materials and as near to the original design as possible.

Manx National Heritage consider that the replacement of the doors in aluminium is inappropriate.

Braddan Parish Commissioners (also applicants) recommend approval.

### Assessment / Recommendation

I have considered the content of the application with particular consideration to Policy RB/5 Alterations and Extensions to a Registered Building as set out in Planning Policy Statement 1/01.

The applicant seeks to justify its proposals for reasons that the existing draughty timber doors replaced with matching aluminium pattern would provide draught proof security doors requiring minimal maintenance. Given the Registered Building Status of these properties, the use of such materials for items such as this is considered inappropriate. Whilst the existing doors are relatively modern, they are still timber. I would query that the existing doors have been poorly executed as this manner of door has proved successful elsewhere. Additionally, consideration should be given to the various methods of draught stripping available to the external edge of a door which undoubtedly would be used on the aluminium door to reduce draughts. If the current doors really are beyond repair, replacements in an appropriate pattern in hardwood may be more stable.

The external detailing is minimal on these buildings, reduced as it is to the detail of the windows and doors, so it is extremely important to get it right. A well detailed, painted timber door would be more appropriate with the correct bottom, top and side rail proportions.

Recommend REFUSAL.

The proposed doors, by reason of their design and material of construction, are considered to be inappropriate given the Registered Status of the property, and would result in a poorly executed alteration, to the detriment of the appearance of the properties.
