#### The Site

The application site is an area within the residential curtilage of Nab Farm, Mount Rule Marown. The proposed garden store would be located to the east of the farm dwelling, adjacent to an existing parking area and timber field sheltered.

#### Planning Status

The site is located on the edge of an area zoned as High Landscape Value and Scenic Significance.

#### Planning History

There have been a number of previous and recent planning applications relating to outbuildings on the site, however, these are not considered relevant to this application.

#### The Proposal

The application seeks approval to construct a garden store, with hipped slate roof, re-using an existing concrete floor, stone pillars and walls (existing height 1500mm)

### Assessment

It is proposed to construct a garden store, to be built upon part existing walls, with ‘up and over’ door, pitched roof and 1No. roof light. The building would be set slightly into the bank/garden and existing planting and shrubs would remain to screen the building.

It is considered that the proposal is acceptable, and given the reuse of existing structures on the site, together with existing planting, would assimilate satisfactorily within the landscape.
