#### Description Of Application Site

- The application site is an agricultural field situated on the eastern side of the Douglas Road (Ballacraine to Kirk Michael Road).
- The site is within an area not zoned for development.
- The site is surrounded by agricultural fields to the north, east and south directions

To the west of the application site is the public highway of the Douglas Road. On the opposite side of the road is a residential property call Plum Tree Cottage. There are a number of trees and shrubs along the western boundary of the application site. There is an existing vehicular access to Cammall Farm opposite Plum Tree Cottage.

### Proposal

- The proposal is to erect an agricultural building and the widening of the existing vehicular access.
- The building will be 30m in length and 15m in width.
- The height of the building will be 5.5m to the ridge.
- The roof cladding of the building will have corrugated natural grey fibre cement sheets. Roof lights will also be installed.
- The end and side cladding will have tanalised timber Yorkshire boarding on timber sheeting rails.
- The proposal is to widen the existing entrance by 2m

- Michael Parish Commissioner have made the following comments:
- The commissioners acknowledge that three letters of objection have been submitted from the neighbours living in close proximity to the proposal and it is hoped that the Planning Committee will take notice of the comment made in these letters in respect of drainage matters, land covenants and erection of farm buildings away from the main complex. Furthermore, in respect of the proposal, the Commissioners would like to state the following objections:
- There is increasing demand for new modern agricultural building but these buildings can have an adverse effect on the character and appearance of the landscape when situated away from the main group of farm buildings. In this instance, what is being proposed will not be in keeping with the character of the countryside and will be in contrary to EP9 of the draft Strategic Plan.
- The applicant's letter states that the proposal is to establish an all purpose span livestock building for both sheep and cattle, approximate internal dimensions to be 30m x 15m x 5m to be situated off the main access road leading to Cammall Farm. According to EP 1, if could be questioned if there is a real need to have such a large building for the World-wide export business, as the applicants letter does not indicate how viable the livestock enterprise is at present to have overriding need to have such a large building located away from the main farm complex.
- There are some reservations expressed over the type of enterprise that could operate from a building of this size. It is understood that there are a number of diverse enterprises in operation at Cammall Farm, one of which is a log business operated by Mr Graham Jnr. It is understood that the drivers of these timber lorries have expressed problems to the owners of Cammall Farm in accessing the driveway and the neighbours living on the roadside have been asked to move vehicles to allow a wider turning circle for the timber lorries to enter the farm driveway.
