In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **REFUSE** the following application made on behalf of:

### Reasons For Refusal:

1. The site is not designated for development on the Isle of Man Planning Scheme (Development Plan) Order 1982. In addition, there have been a series of planning applications for development in this area which have all been refused (PAs 85/0733, 89/1298, 90/1855, 92/0152, 00/1041, 04/2520). As such development of a dwelling in this location would be contrary to the provisions of the 1982 Plan and Planning Circular 1/88 and the policies of the emerging Strategic Plan which support these existing policies and aim to protect the countryside for its own sake. Such development would also be unsustainable as it is some distance from any substantial centre of population and services and it would establish an unfortunate precedent for further unwarranted development in the countryside.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
