#### Site

The dwelling Conister View is part of a pair of semi-detached two storey properties which are located on the northern side of Dukes Road near the junction with Hutchinson Square. The dwelling has been zoned under the Douglas Local Plan Order 1998 as being within an area predominantly residential use. The property is not within a Conservation Area.

#### Proposal

The application proposes the erection of a single storey extension to the rear elevation.

The extension would have a rear projection form the existing rear wall of the dwelling of 2.8 metres, a width of 6.8 metres and a total height of 3.2 metres. The application includes the installation of French doors and a window to the rear elevation of the extension, a single window on the side elevation (northeast).

## Representations

The Douglas Corporation have considered the application and have no objection.

We have received no privately written representations objecting to the application.

## Assessment / recommendation

The proposal would most likely to affect the neighbouring property Carraghan. Initial concerns with the proposal are issues relating to loss of light, overbearing affect and the creation of a tunnelling effect which all would have a detrimental impact to the amenity of the neighbouring property. However after consideration I believe that due to the size and projection of the proposal and orientation of the dwellings, the concerns would be minimal and not significant enough to warrant a refusal.

For these reasons the proposal would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
