#### Site

The dwelling 20 King Edward Park, Onchan, is a single storey detached bungalow within a housing estate which is between King Edward Park to the west and King Edward Road to the east of the dwelling. The dwelling has been zoned under the Onchan Local Plan Order as being within a predominately residential use; the site is not within a Conservation Area.

#### Planning History

The property has benefited from two recent Planning Approvals, firstly to replace existing conservatory PVC glazed roof with a tiled roof to match the main roof of the dwelling (05/01113/B) and secondary creation of pitched roof to existing flat roofed garage (00/01984/B).

#### Proposal

The application proposes amendments to approved scheme (05/01113/B) for re-roofing of conservatory on rear elevation. The major differences between the two applications are that this submission proposes no alterations to the existing roof of the dwelling whilst the previous approval,

proposed major roof alterations including a roof pitch of 22 degrees. This application, the proposed roof of the conservatory would be a lean-to roof with tiles to match existing.

### Representations

The Onchan District Commissioners have considered the application and have recommended an approval.

We have received no privately written representations objecting to the application.

### Assessment / recommendations

The application is a very modest proposal especially compared to the previous application. I do not believe the proposal would have any adverse impact on the neighbouring properties.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Onchan District Commissioners
