#### Site

The property Royal Bank House, 2 Victoria Street, Douglas, is a large detached four storey property, which is located on a corner plot with Victoria Street and Loch Prom. The site has been zoned under the Douglas Local Plan Order 1998 as being within a predominately office use.

#### Planning History

The site has benefited from two recent Planning Approvals, firstly for removal of existing defective concrete pavement and laying of paving (05/01731/B) and secondary for the installation of bi-fold doors to the main entrance (06/00175/B).

#### Proposal

The application proposes the erection of illuminated advertising signage. It is proposed to erected a total of 10 signs, all vary in size greatly and would be dark blue, light blue and white in colour. They would replace all the existing silver / grey illuminated signs which currently exist on the side of the building.

## Representations

The Douglas Corporation have considered the application and have no objections.

We have received no privately written representations objecting to the application.

## Assessment / recommendation

The proposed signage would seem acceptable in these locations and are all replacing existing signage. Whilst they will be more prominent features within the street scene due to the colours of the signs compared to the existing silver / grey signs, I believe they will fit well and will not cause any adverse visual impacts to the detriment of the street scene or to the building as a whole.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
