### Officer's Report

#### Site

The dwelling Kerrodhoo Farm, Little Mill Road, Onchan, is a two storey detached property. The property is located at the end of Little Mill Road, north of Onchan and south east of the Kerrowdhoo Reservoir. The site has been zoned under the Onchan Local Plan Order as being within an area of open space. The site is also within an area which is unsuitable for development owing a danger of pollution of an existing or future public water supply.

#### Proposal

The application proposes the Installation of three roof windows to the front elevation of the dwelling. The proposed three velux roof lights have a length of 1.6 metres and width of 0.94 metres.

#### Representations

The Onchan Commissioners have considered the application and have objected on the grounds that

"The roof lights are too large and incongruous for the size and scale of the property but that such refusal be without prejudice to the submission of a revised application showing roof lights of a more appropriate size"

We have received no privately written representations objecting to the application.

### Assessment / recommendations

Whilst I also do believe the proposed roof lights are slightly large, I do not believe the concern is enough to warrant a refusal. The roof lights I believe will not look as prominent as the drawings show and I also do not believe they would cause a significant adverse visual impact to the surrounding area due to the properties remoteness.

For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Onchan Commissioners
