In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

which was considered on 29 June 2006, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to erection of a first floor extension, erection of a conservatory, installation of dormer window on front elevation and replacement windows as shown on drawing numbers 01 Rev A and 04 Rev A date stamped 16th March 2006, 03, 02 and 05 date stamped 28th February 2006

3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.

4. There must be no discharge of surface water to the main foul sewer.

NOTE There are Underground Cables/Overhead Lines present in the area indicated in your planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE The Drainage Division of the Dept of Transport advises that the proposed surface water discharge to the watercourse must be via a spillway, which must be constructed to Drainage Division specifications. You are advised to contact the Drainage division to finalise the spillway design before work commences on site.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

- Any appeal has been determined;

Whichever is the later.
