#### Description Of Application Site

- The application site is Ballaugh Primary School situated on the western side of Station Road
- To the north of the application site are the rear gardens of 1- 4 St Mary's Meadow.

To the east the public highway of Station Road.

### Proposal

- The proposal is to create a safe play area between the existing mobile block and the main school.
- Four trees are to be removed.

### Issues

- In respect of the impact on the occupiers of No. 1 and 2 St Mary Meadow, the application site is set to the south. The area is currently used as a play area. I do not feel the formal laying out of the area will make any difference in the use of the area. I therefore consider any harm in terms of noise nuisance will be minimal.
- In terms of the visual impact of the locality, the proposal will be set behind the existing mobile classroom. The trees within the area are not mature trees and do not have any amenity value. I consider the proposed works will not adversely affect the visual amenities of the locality.

### Conclusion

I therefore recommend that permission be granted subject to conditions in the attached schedule.

### Party Status

I consider that the following should be granted party status due to them being a Statutory Consultee:

- Ballaugh Parish Commissioners; and
- The Department of Transport - Highways Division.

I consider that the following do not meet the criteria of Government Circular 1/06 and should not be afforded interested party status:

- Disability Access Office.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the creation of a safe play area as shown on drawing numbers 16623/01; 16623/02 and 16623/03 date stamped 6th January 2006. No permission is granted for the storage shed shown on drawing number 16623/02.
