#### The Site

The site represents the domestic curtilage of an existing dwelling which lies on the northern side of Maine Road, to the north of Bay View Road.

#### Planning Status And Relevant Policies

The site lies within an area of Predominantly Residential use on the Port Erin Local Plan which was approved by Tynwald in 1990.

#### Planning History

There have been no applications submitted in respect of this site.

#### The Proposal

Proposed here is the demolition of the existing rear lean-to annex and its replacement with a new extension which is larger and higher than the existing, the new annex will be 3.3m by 3.3m and 4m in height. This would comply with the provisions of the Town and Country Planning (Permitted Development) Order 2005 except that it is not 1m from the boundary with the adjacent property.

Port Erin Commissioners raise no objection to the application

### Assessment

The new extension is not objectionable in size or appearance. Whilst it is larger than the existing, it is to be situated due east of the adjoining property to the west and as such will not affect the light available to the neighbouring property. The western edge of the extension is in line with the outer edge of the window above it so it would not seem that the proposal will be built outwith the applicant’s. However a note to this effect would be helpful in this instance.

As port Erin Commissioners are statutory consultees they should be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a replacement extension at the rear of the property, as shown in drawings reference 00100/1 and /2 both received on 23rd January, 2006.

C 3. This permission does not authorise the applicant to undertake any works on, under or over land which is not within his ownership or control.
