In pursuance of powers granted under the above Act and Order the does hereby REFUSE the following application made on behalf of:

Proposal: Approval in principle for the erection of four two bedroomed dwellings
at:

Port St. Mary
Isle Of Man
IM9 5AW

which was considered on 4 October 2006, for the reasons set out below. Date of Issue: 5 October, 2006 Murray House Mount Havelock Douglas  Secretary Planning Committee

## Reasons For Refusal:

1. There is not in the submitted application sufficient information to demonstrate that four 2 bedroomed dwellings could be disposed on the site such as

a) to avoid having an unacceptable impact on the residential amenity of the occupants of Carrick Mews; and
b) to provide adequate space, outlook, and amenities for the occupants of the proposed dwellings.

2. Four 2-bedroomed dwellings would generate more vehicle trips than does the established use of the site; there would thus be increased use of

a) a lane which is not wide enough to accommodate two vehicles passing each other, and
b) an egress from which there is inadequate visibility (visibility requirements are 2.0m x 70m).

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
