### Officer's Report

#### Site

The property is located along the southern side of Demesne Road and is part of a row of large two storey terraced properties, which have a light industrial use. The area is zoned under the Douglas Local Plan Order 1998 as being predominately residential use; the site is not within a Conservation Area.

#### Proposal

The application proposes the erection of illuminated fascia signage to the front elevation of the property. There are a total of two signs to be erected one is a logo sign which has a width of 1.5 metres and a height of 0.7 metres, only the logo part of the sign would be illuminated. The second sign will have a width of 3 metres and a height of 0.7 metres, the lettering would be the only illuminated part of the sign. Both signs will be erected onto a metallic silver fascia panel. The total front projection of the fascia panel and the signage from the front elevation of the building would be 0.25 metres.

## Representations

The Douglas Corporation has considered the application and has no objection.

We have received no privately written representations objecting to the application.

## Assessment / recommendations

Although the area has been zoned under the Douglas Local Plan as being within predominately residential, the properties along Demesne Road are all use as light industrial units. Adjacent to the building are industrial units and Ballacloan School. The signage would seem to be acceptable, possible concern of illuminated signage, but as the properties adjacent to the building are not residential I do not consider the proposal would have an adverse affect upon the building adjacent or that of the area.

For this reason the proposal would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
