The site represents the domestic curtilage of an existing detached bungalow situated on the western side of the cul de sac of Ballachrink, a residential estate towards the northern end of Colby Glen Road.

The estate is designated as Residential on the Arbory and East Rushen Local Plan which was approved by Tynwald in 1999.

Proposed here is the installation of a flat-roofed dormer window in the rear (western) elevation to service a new bathroom in the attic, alongside the two existing bedrooms.

The dormer cheeks and front will be finished in dashed render to match the existing dwelling. It will be visible from the rear from those properties further into the cul-de-sac but the property is modern and the dormer will not look out of place.
