## THE APPLICATION SITE AND PROPOSED DEVELOPMENT

The application site comprises of the residential curtilage of a semi-detached dwelling located within the Greenlands estate in Ramsey.

The proposed development comprises of the erection of a conservatory onto the rear elevation of the dwelling. Whilst the application also proposes the installation of uPVC replacement windows the age of the dwelling means that planning approval is not actually required for replacement windows.

There are no previous planning applications that I consider to be relevant to the assessment of this current planning application.

### Representations

Ramsey Town Commissioners have no objection to the planning application.

## Planning Policy

The application site is within an area recognised as being in predominantly residential use under the Ramsey Local Plan. There are policies within this document that I consider to be specifically relevant to the assessment of the planning application.

## Assessment

I consider the proposed development to be relatively modest and domestic in scale. The property is bounded by existing fencing that prevents any undue overlooking of the neighbouring property. I consider there to be no adverse impacts on residential amenity arising from the proposed development. I recommend that the planning application be approved.

## Party Status

I consider that all those that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
